Had a nice stay here over the weekend! I will say I felt the price was a bit high for what it was but other than that the room was clean, nice hot water, and coffee was nice and hot in the morning! Plenty of parking and cameras around parking lot so felt safe during my stay. I stayed in room 218 and the door was a bit hard to close maybe work on that but other than that would definitely stay here in the future! Beautiful views from the property!

We were pleased with the room. Nice size and furnishings. Refrigerator, coffee and microwave in room. Great sleeping experience as the bed was very comfortable. Breakfast was good except coffee was so thin you could barley taste it. Bring your room coffee!

Perfect place to stop along the road. Full prepared breakfast was one of the best with scrambled eggs , sausage , gravy , toast , waffles , apple and orange juice, assorted pastries , and some other things Room was exceptionally clean and bed very comfortable. Accessible shower was one of the best also. Highly recommended.

Beautiful surroundings, price is a bit steep and our room smelled like smoke the entire time. Rooms are quite dated. Pet friendly which is a plus. Breakfast sucked but we showed up 30 mins before it closed so maybe it was just not replaced. Nice place to stop at for a night on your journeys.

It's on the cutting edge of mediocre for the money. My wife and I had booked a room for two nights during the week to meet with a real estate agent and do some house shopping. When we made the reservation over the phone the gentlemen specifically asked whether we wanted upstairs or down stairs. We chose downstairs. Then two days before our reservation the Hotel called us and asked if we were willing to reschedule our stay due to over booking. I explained that we already had an appointment with the real estate agent and that was not an option for us.

When we arrived the clerk at the front desk (very strange dude) made a snide comment "oh ya , the folks with a Big Real Estate meeting". So then he assigns us an upstairs room.

The water was completely shut off multiple times during our two days there. They made an extra effort to tell us that there was a complimentary breakfast from 7-9 am in the lobby , but when we went down that door was locked shut.

The shower in our room had mold & mildew in it. (see photo)

I would recommend Bison Ranch in Overgaard.

The room gave Schitt’s Creek vibes. For $191 per night, never again! There was old, dirty blue masking tape holding the floor boards together and the room was repulsively smelly. The breakfast was regrettable. The counter area was dirty. The trash can was not being emptied so people just left trash on the counter. We all got tummy aches after eating the eggs. Dave, Ved and the front desk staff need additional training. They messed up and cancelled our 2nd night AFTER we had already been checked in for a whole day, citing an invalid credit card. I spoke with them and confirmed I did not have an invalid credit card. They apologized for the confusion and reinstated our 2nd night. I should have just left at that point. After I checked out the next day, I noticed I was charged $21.30 over my confirmed total cost when I booked. I called and spoke with Ved and Dave at the front desk who tried to convince me it was extra tax, which was obviously not the case (laughable). Then they proceeded to tell me it was due to my credit card being invalid, which was also not the case. Finally they said oh, it’s a pet charge. I explained to them (for the second time) I have two fully credentialed and registered service animals that are for my medical conditions. I offered the front desk folks proof of their service credentials at check in and the 2 staff members both confirmed it was NOT required and I would NOT be charged for my service animals. Finally, after a nonsensical counter argument from Dave on the phone, he agreed to refund the extra charge. Needless to say, the next time I am in Heber-Overgaard I am staying at pet friendly Rusty Buck Inn https://www.rustybuckinn.com/ or Bison Ranch which doesn’t allow pets but may accommodate service animals, https://www.extraholidays.com/overgaard-arizona/worldmark-bison-ranch. Both comparable in cost and so much nicer experience. BW Sawmill is the last option, like super tired and can’t drive 1 more mile situation. Even then, I would consider just sleeping in my car first and saving the money. The DQ/Chevron up the street is super clean and accommodating for travelers. I’d rather use their facilities.

I was in town for just one night during a high school wrestling meet and needed a place to stay. I was pleasantly surprised at the cleanliness. The bathroom had been recently remodeled, it was clean and the beds were comfy. I appreciated the larger fridge and microwave.
Breakfast could have been better.
Overall the stay was what I expected.
