I lived there, not a tour response. 2 years.

Middle class prices for low class living
Place has declined greatly month over month in the 1.5 years I lived there. Pro’s are price per sq ft, but you get what you pay for in a sense. Paper thin cardboard ceilings, walls where you hear exterior conversations. Large percentage of people that live there are trash, walk around the property and you see liter, broken glass, trash, food, dog poop everywhere.

No one takes any pride in the property including staffing. It is very apparent everyone is there to collect a pay check and I can’t fault them as it seems unmanageable. I saw the woman below me front door get kicked in by attempted thieves, a carpet installer latino woman get jumped by two other woman that beat her to a pulp over a parking space until she was bloody in the face, and kids with guns. Police are in the complex daily as a reaction to scenarios but there is no sense of security or authority. Management will leave worthless letters on your door but won’t confront or have difficult conversations in person. The breezeways and exterior grounds are disgusting, condoms and tampons often out in the grass. No play ground for children which makes these areas where they play, and the sidewalks a bike trail. The outside of your apartment doors are screaming ground for high pitched yelling. The “dog park” should be named poopers palace bc it is disgusting and no one picks up after their animals. The pool is green every other week it is open.

My door often gets knocked and ran on by teenagers, my apartment often smelled like weed bc a high percentage of people living there walk around smoking or stand outside other units and smoke. These same people use the elevators as hot boxes. If you have a maintenance request there are no tradesmen, they are paid jack of trades and it takes months (in my case 2.5) to be notified you may get it looked at, you’ll notice they all live on site and ironically enough their golf carts are usually outside of the units they live in. You may want to be handy yourself or be willing to pay to get issues fixed. I found 2 dogs stranded on separate occasions at the dog park.

There is definitely better value, I have lived in 4 apartment complexes in my life this is by far the worst I have ever seen. Don’t be fooled by the decent cover up and nice homes in the surrounding area, Villages at Oakleaf is not a nice place to live.

I want to commend Kent, the maintenance manager, for his outstanding work on our A/C repair. He was prompt, professional, and highly skilled, ensuring the system was up and running in no time. He took the time to explain the issue and the steps he was taking to fix it he even gave me a portable a/c while he tried to fix the unit, which I really appreciated. The attention to detail and dedication to quality service were evident throughout the entire process. The air conditioning is now working perfectly, and the space feels comfortable again. Thank you, Kent, for a job well done!

I can’t say enough about this place. I’ve been here 9 months. My move in went smoothly and the new office staff is top notch and make me feel right at home! Maintenance comes right away and fixed my issue and was so friendly, courteous and made me feel so important and that my needs matter. The apartments are HUGE and clean!! I would recommend this place to anyone! Love love love it here!!

I love this place. The staff is so amazingly helpful, friendly and nice. The Manager Tasha is very, very nice, helpful and supportive. She has a very professional attitude and greets me every time isee her with a smile. I can truly say that Ms Tasha is one of the reasons I am here to stay. She is truly the best. You have to visit the Villages at Oakleaf. You will love it

I have lived at The Villages for some years and had very different experiences. So i give 5-Stars to an employee of the company. The shining star that has influenced and supported my family's continued stay has been Natasha Cullen. Her approach and empathy as a manager has been tremendous. She has walked my family through a couple of crisis and provided great direction and guidance. I can say without any doubt that the ONLY reason my family contunues to stay at The Villages is because of Natasha's awesome leadership. She is what great property management should be modeled after. Thank you Natasha!!!

Moving here is worth is just because David Dent works here. I’ve been living here for over two years and I had a major issue with a parking spot I was paying for. I had been begging the property manager for 3 days to resolve my issue and she blew me off. David took responsibilty and took care of it himself, even though it’s not his job. This is the kind of customer service you hope for. Please man this man the property manager.

I'm really shocked at how high the ratings are. The 5 star reviews are people doing apartment tours, not actual renters/tenants.
Recently USPS has stopped delivering packages to the MI/Millstone buildings, so if you are planning on moving in, don't order packages that come in a box otherwise USPS will say, sorry we missed you come to the post office to get your package. I called the post office and multiple workers said that around Christmas someone assaulted the postal worker and they will no longer deliver packages that would go in the parcel lockers for all the MI units. I have brought this issue up to the front office but I have not seen much movement and USPS is still refusing to deliver packages.
Maintenance said they "repaired" my apartment before I moved in, things they were supposed to check, repair, or replace (the leaking fridge) just got signed off as completed and never done. When I moved in I had so many things that need to be fixed and a few things I just fixed myself because maintenance took weeks to come by. We were supposed to get a new fridge prior to move in since ours leaked, maintenance said they replaced it. It then took them 6 months to finally install the new fridge. Front office tells me the fridge is in their storage room it just needs to be installed, then the elevator breaks, takes months to repair, ask maintenance about the fridge and it's gone, need to order another one, that one sits for weeks again until we managed to catch Kent (maintenance manager) who said he would make sure it gets done. Nearly 6 months to replace the leaking fridge that was supposed to be replaced prior to move in. I guess if you live in the other set of apartment units not near the main office, maintenance just doesn't want to make the drive on their golf cart to do repairs. 99% of the time, maintenance tickets I open for repairs will take weeks or more likely months to repair, I even have a repair that has been pending since my move in. The only time maintenance was quick was when my A/C broke over the summer.
The breezeways are gross, there is always trash piled up in the hallway. We had a company come pressure wash and within days there were stains on the ground from people putting leaking bags on the concrete. People don't pick up after their dogs and just leave poop everywhere. Make sure you watch your step on the grass, on the walkways, and even in the elevators, because some dog owners just shouldn't be dog owners. Recently our car was broken into and I've seen other cars with smashed windows as well. There is practically no lighting in the parking lots, we have one light post that only provides some light to the front row.
Front office staff are nice when you can talk to them, but like other people have said, it really feels like they are just there for a paycheck. It's hard to get anyone on the phone, if you leave a voicemail they don't check those till the end of the day or the next day, and that doesn't mean they will call you back. The only way to make sure you talk to someone is to drive over to the front office. Danielle has always tried to help but communication seems to be just as bad in the office as it is with the office communicating with their tenants. I ask questions and get different answers or I haven't heard that, etc.
As for the unit and my neighbors, I haven't had any issues. I like the floorplan, the size of the rooms, layout, etc. My neighbors are friendly enough and we've all dropped off packages that were delivered to the wrong doorstep. Sometimes you can hear loud music and the bass rumbling through the walls, floors, ceilings, but they normally turn it down around midnight. I can definitely smell the smoke from when my neighbor sits outside during the day, but I just accept that as normal when you live in an apartment.

DO NOT MOVE HERE. They acted nice and professional during the tour and signing process but the second we completed our lease documents and move-in, they act totally different. They advertise 48 maintenance guarantee, meanwhile we've been here almost a month with many things still unresolved from move-in. Our apartment smelled HEAVILY of cigarette and marijuana smoke at move-in and was FILTHY, including leftover cigarette butts and weed filters from prerolls. I mopped 4 times and still the floors were dirty!!! Cockroaches and spiders, and pest control didn't come for 3 weeks despite multiple requests for treatment. We pay for valet trash yet they don't come half the time and our trash is just left on our porch for days. The outdoor areas are flea and tick infested. People leave trash and furniture and random shit on the hallways and it doesn't get cleaned up ever. The elevators NEVER work. Nobody picks up after their dogs so there's dog shit EVERYWHERE and people leave loud barking dogs on their patio day and night. The front office almost NEVER answers their phones and they mark maintenance requests complete without fixing anything. They cut corners when hiring contractors, some of which painted over sprinklers and they had to do emergency repairs for being out of code for fire hazards so there's no telling how safe any of the apartments are either. Apparently this place is under a new change in management. The new property manager is awful and just makes excuses instead of finding solutions to issues and passes blame onto anything and anyone instead of taking accountability. I could keep going with more ongoing issues but I think I've made my point.
