New homeowner in Monarch Lakes and already disappointed with the lack of customer service and the extensive timing to approve architectural applications. Something as simple as painting the exterior of my home took 4 weeks to get approved by the HOA. Installing a fence to enclose my property and protect my family and dog has taken over two months and still no decision. Angela Spencer and her team at Association Services of America have 0 customer service skills and have incorrectly informed homeowners of the architectural application process. I was initially told that installing a fence would take up to 30 days and submitting a copy of a permit application from the City of Miramar would suffice to submit with the application but 3 weeks later found out that I needed an approved permit application from the City of Miramar and the approval process could take up to 30 days for two associations to review and approve the application - that's up to 60 days total and in my case, that timeline has passed and I still have no answer. The HOA basically forced me to acquire a contractor, pull a permit, submit all that paperwork BEFORE providing approval to start the work. What a backwards process! They should provide conditional approvals first before having the homeowner jump through hoops for all of that paperwork, spending time and money in the process with no approval. Meanwhile, I have a hefty deposit with a contractor who is a sitting duck waiting on the HOA to approve tha application so the project can get started. I've included the Property Manager, Laura Sanchez in every follow up email that I send and she has NEVER replied once. I don't know if she's a real person at this point. Avoid purchasing a home in this community. I'm 4 months in and although I love my home, I wish I would have known more about how poorly this Association operates and the folks that are supposed to advocate for homeowners at Association Services of America ALL need to take a course in Customer Service & Communication skills.

Monarch lakes HOA is terrible. First service residential does not address homeowners concerns. They increase HOA fees and don’t take care of the common area property nor address homeowners concerns about the general welfare of the community. You’re better off buying a property with no HOA.

I guess this could be one of the communities in the city of Miramar the houses are very nice and it's a safe neighborhood have some friends living there and show many homes models range from 3 bedrooms to 5 or even 6 bedrooms.
